White Paper: Data Centers and Residential Property Values

Data centers are essential infrastructure for the digital services that households and businesses use every day. As demand for cloud and networked applications grows, communities are seeing more proposals for large data center campuses and, with them, questions about potential impacts on nearby home values.

Tract recently examined both existing research into the subject, as well as publicly available data on home values. The result of this examination is a new white paper titled, “Data Centers and Residential Property Values.” In it, we cover:

  • The key drivers of home values, and how data centers connect to these drivers
  • A study from George Mason University Center for Regional Analysis, which examined home values closely in the country’s largest and most established data center market
  • The results of an analysis of public data around national home price trends near large data centers

The bottom line? Home values are shaped far more by the strength of local schools, employment, and the broader community than by any single land use. When they are well-sited, data centers can support these fundamentals rather than weaken them, helping sustain residential property values.
